Flat-Rate Services

Scheduled visits, inspection reports, photo documentation, and compliance checks. Cost agreed in advance. Schedule confirmed at engagement.

Scope-Based Pricing

Coordination, contractor oversight, and multi-party work is quoted based on scope. Every quote is provided before work begins.

Retainer Access

Retained clients receive priority scheduling, dedicated contact, and urgency surcharge waivers. Responsiveness reserved before you need it.

New engagements include a one-time onboarding fee — covers the baseline property inspection, documentation setup, and access credential establishment.
Annual engagements are available for monitoring plans and retainers — terms and schedule confirmed at proposal.

SCHEDULING & URGENCY

Runs without you. One call when it can't.

Visit frequency is set at engagement. From there, visits run on that schedule without any input from you. Attendance confirmed, report delivered to your inbox the same day, every time. Schedule changes or exceptions are communicated in advance.

Outside scheduled visits, we're directly reachable by message or phone. Response is typically within 15 minutes, regardless of the hour. Same-day requests — anything under 24 hours — carry a same-day surcharge. Retained clients have it waived entirely. Same-day attendance is handled at the standard rate, no separate conversation needed.

Urgent attendance within a few hours is a separate tier. Break-ins, water events, alarm responses, weather damage. We confirm the rate before we move and are typically on site within hours of contact. Retained clients receive a pre-confirmed urgent-response rate at engagement, so there are no conversations about cost when speed is what matters.
